Re: Capital Improvements Project Update

Cabins

The cabin project is for all intents and purposes complete. There will be some more site work to be done in conjunction with the installation of the infrastructure leading to the Membrane Plant. Every effort will be made to complete that work prior to the beginning of the next season.

The cabins have so far proven to be an excellent investment. Through August of this year the net income before depreciation was $73862.00. After depreciation the net was $53,613.00. Not bad considering the early spring weather slowed construction and we did not get all the new cabins on line until July.

Maintenance Building

Here too the new building is all but completed. Some minor items were added last minute to improve efficiency in some areas. And we still need to add a heat system..

Our crews have started to move in and with the coming of more down time at the golf course we expect that activity to speed up.

We have yet to start demolition of the old maintenance facilities and before we tear them down we are exploring some other options that might be a better avenue to follow. We will keep you posted as events unfold.

Once we are all moved in we plan to hold an open house so that everyone can see what you have accomplished. Dates will be announced well in advance.

Membrane Plant

As was reported earlier, we have received our permit from the State. By all accounts it is one of the most favorable permits that have come out in some time.

After exploring different manufacturers we have selected a plant made by Zenon Corporation out of Oakvale, Ontario, Canada. They are a relatively new acquisition of General Electric. The plant was ordered on the 8th of this month. The site has been cleared and graded off. Core samples have been taken to establish rock depth necessary for the design of the tanks for the plant.

Our current plan is to enclose the entire plant in its own building. Construction will be such that when the plant is expanded the building can easily be expanded to accommodate the larger plant. Final size of the plant building has not been nailed down but we anticipate something on the order of 30x45. This configuration may change some as the engineer has not finalized his tank layout design.

The next step will be to gather up all the submittals from Zenon and our Engineers for review by the State. The normal time for this review, we are told, is 3-4 weeks. After that we can begin construction. With a bit of good luck, the timing will be such that when the plant arrives and is ready to hook up, the pipes will be in place. Our target date is March 31, 2009 for completion. It is a challenge but we believe it can be done. Of course we would not be so foolish as to guarantee the opening date. Too many variables, but we are sure going to give it every effort.

You may recall when we first talked about a membrane plant it was mentioned that there well might be avenues open up for us that we then could only imagine. We cannot, and will not, at this time be specific for obvious reasons. However, it is safe to say that some of what we hoped for is showing signs of life. We are exploring every available avenue to make the most beneficial use of the membrane plant for Lake Tansi and our members.

As information becomes available everyone will be brought up to speed.

Respectfully, and accurately submitted,
Capital Improvement Committee
